Buyers

I give you 1.5% of our commission back.

When a house is bought or sold, commission is paid to real estate agents in exchange for their services. The ‘NORMAL’ rate in Northern California is 2.5% for each agent (one representing the seller and one representing the buyer), or 5% total. That 5% is paid by the seller. 

When I represent a buyer, I receive 2.5% from the seller and give 1.5% back to the buyer.

Sellers

You pay a 3.5% listing commission instead of the standard 5%.

If I represent the seller, they pay 3.5% instead of the usual 5% (1% going to me and 2.5% going to the buyers’ agent).
